              Emergencies first

                Quick things to try first

                No heating

Check the thermostat is set above room temperature and the schedule is on. Look at the boiler display - a pressure below 1 bar or an error code is worth telling us straight away.

                No hot water

Check whether the heating works. If neither works, note any code on the boiler and report it with a photo.

                Leak

Turn off the stopcock - your welcome pack shows where yours is. Put a bowl under the drip and report it straight away with a photo.

                No power

Check the fuse box (consumer unit) for a switch that has tripped and flick it back up. If the whole street is dark, call 105. Otherwise report it to us.

                Smoke alarm beeping

A short beep every minute usually means a low battery - tell us and we will replace it. Never take the alarm down.

                Locked out

If a key or key fob is lost, email or WhatsApp us. We help Monday to Friday, 9am to 5pm. Outside those hours we help if someone sees your message, but nobody is watching all the time, so you can call a locksmith at your own cost or wait until the next morning.

                New to the UK?

The first few weeks have a lot of forms. Here is the order that saves the most time.

                  Opening a bank account

Most banks want photo ID and proof of address. We can give you a tenancy confirmation letter on request. These are banks tenants often ask about, in no particular order.

                  Your tenancy, plainly

                  • DepositProtected with the Deposit Protection Service (DPS); you get it back at the end less any agreed deductions. A holding deposit of one week's rent reserves your home.
                  • RentPaid monthly by standing order or Direct Debit. Each listing shows which bills, if any, the rent covers.
                  • TermNo fixed term - tenancies are periodic. We hope you stay for the long run.
                  • NoticeIf you want to move on, two months' written notice. The details are in your agreement and welcome pack.
                  • FeesWe only charge what the Tenant Fees Act allows. No admin fees, no renewal fees.
                  • ComplaintsTell us first - see how we handle complaints. If we cannot sort it, we are members of the Property Redress Scheme.
